140 Seneca Way is mixed-use project including 38 luxury apartments over 9,000 square feet of Class A office space, situated above an under-building parking garage. The project involved the complex redevelopment of a blighted former industrial site in downtown Ithaca. The 0.78 acre site offered several challenges, including difficult topography, complicated geotechnical conditions, and intricate abatement and demolition of dilapidated structures. NDG's construction group utilized several innovative design approaches for the footings, foundation, and superstructure to efficiently position the building on the tight and sloping urban lot. Our finance team utilized New Market Tax Credits to offset the additional costs associated with the exceptional site and building costs.

Designed with special attention to aesthtic appeal, the complex offers large one- and two-bedroom apartments with open floor plans that flow from the designer kitchen, through the spacious dining and living rooms, to large windows that offer incredible views of the City, the Lake, and the surrounding hills. The gourmet kitchens include stainless appliances, granite counters, custom cabinets, and ample storage space, and each apartment is equipped with a full-sized washer and dryer. The finish work and décor is refined with wood floors in the living areas, ceramic tile in the bathrooms, and carpet in the bedrooms.
